Generating Top Net Dollars in the Seller's Pocket
Dave and Cindy have worked with Real Estate Sales Commissions for over 25 years!
With Dave's former construction company, they employed local Realtors and ensured they were paid well, sometimes offered bonuses or incentives to promote properties and get them sold for higher dollars in good markets and simply get them sold during poor conditions.
HomeLife Benchmark Realty celebrated its 20th Anniversary of Award Winning Success offering the same commission structure, outstanding service, marketing and client satisfaction generating top net dollars. Generally in each transaction there are two REALTORS® involved.
Our Listing Realtor and the Buyer's Agent Commissions are as follows:
- 7% of the first $100,000 and 2.5% of the balance plus GST
- 54% paid to the Listing Realtor with the expense of marketing the property
- 46% or 3.22% & 1.15% split paid to the Buyer's Agent
Multiple Listings are put on the system throughout the day and immediately available to REALTORS® to promote to clients. There are 2403 REALTORS® in the Fraser Valley Real Estate Board plus 8000 in the Greater Vancouver Board at this time of writing. If even a portion of these Realtors were excited about new listings and past this excitement onto one buyer chances are your property would be sold for top dollars in a short period of time, maybe even the same day with multiple offers for more than your asking price!
How do you feel REALTORS® would react if no or very little commission was being offered to sell your home? Some Realtors depend on discounting their commissions to get business. Dave and Cindy don't have to. They found long ago when they were in the building industry, their success depended on providing a level of service, marketing and professionalism that set them apart from competition. Ensuring top quality trades people were attracted and retained by paying for their services.
As REALTORS®, both Dave and Cindy carry on the same principles and with their phenomenal success, is proof that most customers are willing to pay a fair fee for their exceptional real estate knowledge, reputation in the community, service and marketing netting higher dollars in their pocket.
For Sale By Owners, Realtors have seen these properties either sold too low or later listed on the multiple listing system with full service realtors with an increased asking price, marketing and a preferred commission, then sold netting the seller more dollars in their pocket.
Dave and Cindy are often asked, "Do you have buyers for our property." "Of course we do, when listing your home, you may be a potential buyer, however over the past 13 years, we have found our buyers want deals and found it takes the competition of other buyers in the multiple listing system to increase their confidence to pay a higher sales price to our sellers.
Most buyers hire a Buyer's Agent to search out a home. Therefore, if the listing agent is generating access and opportunity to the over 10,000 realtors in the multiple listing service to show their buyers your property, how many opportunities would there be for a listing agent to have their own buyer to purchase their listing.
Are commissions negotiable? Of course, every deal is different. Bottom line, is the net dollar to the seller. Why chance the odds on your real estate investment. List with the Walkers a top team employed by a top real estate company.
